

It is a legal requirement that any property marketed for sale or to rent has a current Energy Performance Certificate (EPC), which provides information on the energy efficiency, heating costs and carbon emissions of the property.

All EPCs must be produced by a qualified and accredited (licenced) Domestic Energy Assessor.
EPCs contain ratings that compare the current energy efficiency and carbon emissions with the potential ratings that a property could achieve.
Potential figures are calculated by estimating what the energy efficiency and emissions would be, if recommended energy saving measures were put in place.
The level of energy efficiency and carbon emissions of a property is rated on a scale of 0-100 and using a grading from A to G. An A rating is the most efficient, while G is the least efficient.
At the present time, the average Energy Efficiency Rating for a dwelling in England and Wales is band E (rating 50).
All homes are measured using the same calculations, so you can compare the energy efficiency of different properties.

From April 2012 a new format for the Energy Performance Certificate will be introduced. The new version will be easier to understand and will better support the UK Government’s Green Deal (due to be introduced in October 2012. It will be a significant improvement on the original version.
